Le stanze del Piccadilly
The 9.7-rated B&B-meets-hostel where Genoa's quietest beds hide above an old cinema
A small, family-run guesthouse in a converted 19th-century palazzo above the historic Piccadilly cinema, ten minutes east of the caruggi old town and three blocks from Brignole station. Closer to a private B&B than a typical backpacker dorm, but priced and laid out like a hostel.
Le stanze del Piccadilly sits in a calm residential pocket of Carignano, on Via Antonio Gramsci between the Brignole station and Foce. The building is a stately palazzo with marble staircase, high frescoed ceilings and the kind of original wooden shutters Genoa's old houses are famous for. Owner Marta runs it personally — there's no anonymous reception, you ring the bell and she lets you in.
Rooms are private (twins, doubles, family) rather than dorms, but they're priced at low-end hostel rates because shared bathrooms and a self-service kitchen keep the operation lean. Beds are firm, linens fresh, air-con works, and the windows actually block the modest street noise.
The location is about as good as Genoa gets for solo travelers who want quiet: ten minutes' walk to Piazza De Ferrari (city center), three minutes to Brignole for Cinque Terre trains, and twelve to the Foce marina for sunset walks. The aperitivo strip along Via Cesarea starts two blocks west.
The rating (9.7) is genuine. It's the highest in Genoa because every guest review mentions the same three things: Marta, the cleanliness, and how silently the place sleeps.
- 01Owner Marta knows every focaccia spot, every aperitivo bar, every off-peak Cinque Terre hour
- 02Soundproofing is real — the windows block both Via Gramsci traffic and the upstairs neighbours
- 03The kitchen is small but properly stocked: gas hob, espresso moka, decent knives
- 04Carignano is a five-minute climb to Spianata Castelletto and the historic Art Nouveau lift
- 05Cheaper than any private room in the caruggi old town, with twice the space
- Highest-rated stay in Genoa (9.7) on a substantial sample
- Three-minute walk to Brignole station and the Cinque Terre regional trains
- Original 19th-century palazzo with frescoed ceilings and marble staircase
- Owner Marta lets you in personally — no anonymous reception, no key boxes
“TLDR: book this place. The building is gorgeous, Marta is the best host I've had in Italy, and the rooms are spotless and silent. Even better location than the caruggi — quiet but five minutes from everything.”
“Everything was perfect. The building is very beautiful, cozy, clean and in an amazing location. Honourable mention to the host — she went out of her way to help with directions to Cinque Terre.”
“Great attitude to a large family with small children. Everything is very clean, air conditioning works, internet is fast. The Park is around the corner. Will be back.”
